A family business that takes small jobs as seriously as large ones

Most building jobs go wrong for the same three reasons. The quote came in low and the final bill came in high. A different trade turned up each day and nobody took responsibility. Or the job was finished, but a month later something stopped working and the phone stopped being answered.

That happens because most property work involves several trades, and most contractors only run one of them. Plumbers blame electricians. Electricians blame the plasterer. Nobody is accountable for the finished job.

We built CB Property Maintenance to work differently. We cover the trades in-house, run each job as one project, and stay on the books as your maintenance contact after the work is done. One number to call. One team that already knows your building.

What CB Property Maintenance covers

We are a genuine building contractor, not a handyman service.

We take on work ranging from a broken gutter on a Sunday afternoon through to a full house refurbishment, and we manage ongoing maintenance contracts for block managers across East Sussex.

Why people choose CB Property Maintenance

Three things most contractors manage one of. We are built to do all three, across every job.

A family business, not a call centre

Colin runs CB Property Maintenance. He has been on the tools for years, and he still is. When you ring the office, you get a real person from the family. When you book a job, the person who quotes it is connected to the person who does the work.

Accredited, insured, checked by real bodies

Gas Safe registered. Members of the Federation of Master Builders. NAPIT certified. FSB members. That is not wallpaper. It means our gas work is signed off properly, our electrical work is certificated, and our building work is covered by FMB’s dispute resolution if anything ever goes wrong.

Locally based, quickly there

Our van is rarely more than 30 minutes from Eastbourne, and our regular working area covers most of East Sussex. Most of our new work comes from word of mouth, which means our first priority is protecting the reputation that brought you to us.

One team, every trade

Building, plumbing, electrical, carpentry, plastering, painting, tiling, roofing, guttering. Keeping the main trades in-house means we can quote the whole job, not just the bit we happen to do. It also keeps costs down because we are not marking up subcontractors.

Written quotes, no surprises

Every job over £500 gets a written, itemised quote with what is included and what is not. If the work uncovers something we could not see at quote stage, we stop, photograph it, and ring you before spending your money.

We stay on the phone afterwards

Defects or snags we have caused are put right at no charge. All our building and electrical work is backed by our workmanship standard and the accreditation bodies we are members of. One phone call, not a new contractor to hire.

Questions people ask before they ring us

What areas do you cover?

We are based in Eastbourne and work across East Sussex. Our regular working area includes Hastings, Brighton, Lewes, Uckfield, Heathfield, Battle, and all the villages in between. If you are not sure whether we cover you, give us a call and ask.

Are you insured?

Yes. We carry full public liability insurance and employers’ liability insurance. Certificates are available on request.

Are you Gas Safe registered?

Yes. We are Gas Safe registered for all domestic gas work. The registration number is on the footer of every page and on the side of the van.

Do you offer free quotes?

Yes. Site visits are free within our normal working area, and every quote over £500 is written, itemised, and sent by email.

How quickly can you start a job?

For small repairs, usually within the same week. For larger projects, typical lead time is 2 to 6 weeks depending on the scope and the season. We are honest about timelines at quote stage.

Do you do both residential and commercial work?

Yes. About two-thirds of our work is residential (homeowners and landlords) and one-third is commercial and block management. Our systems are the same for both.

What happens if something goes wrong after the job is finished?

Ring us. Defects or snags we have caused are put right at no charge. All our building and electrical work is backed by our workmanship standard and the accreditation bodies we are members of.

Can I manage one contractor instead of five?

That is the whole reason the company exists. We keep the main trades in-house so you deal with one company for plumbing, electrical, building, carpentry, and finishing.

Do you work with block managers and letting agents?

Yes. Block management compliance is one of our five core areas. We run scheduled maintenance, fire and compliance checks, and reactive repairs, and we deliver proper paperwork so you can evidence the work to residents and freeholders.

Do you do emergencies?

We respond to urgent repairs within one working day where we can, and we prioritise existing clients. We do not operate a 24/7 emergency service, but we work with partners who do.
